Sealcoating ยท Driveways and lots
Sun, rain and freeze-thaw cycles dry asphalt out and open it up to water. Sealcoating puts a fresh protective layer on top, slows that wear down, and makes a driveway or lot look new again.

About asphalt sealcoating
Asphalt is held together by a binder that oxidizes in the sun. As it ages, the surface turns gray, small stones start to loosen and hairline cracks let water in. Sealcoating adds a protective surface coating. It does not replace lost asphalt binder, restore structural strength or repair a failing base.
Good sealcoating is mostly preparation. We clean the surface, treat oil spots and fill cracks, and only then apply the coating in even passes. After that, the area stays closed until it has cured.
The job, step by step
We sweep and blow the surface clean and treat oil and fluid stains.
Cracks are filled and small broken spots patched so the coat seals a sound surface.
The coating goes on in even passes, edge to edge.
The area stays closed until it's ready. We tell you exactly when.
Questions
Most residential driveways do well with a sealcoat every two to three years. Busy parking lots may need it more often. Sealing too often can build up a layer that cracks, so we'll tell you if yours doesn't need it yet.
Fresh asphalt needs time to cure first. We usually recommend waiting until it's at least six months to a year old.
Plan on staying off it for at least 24 hours, longer in cool or humid weather. We give you a time when the job is done.
A dry forecast and temperatures above about 50 degrees. If rain is coming, we reschedule rather than seal a surface that won't cure.
