FAQ

Asphalt paving and sealcoating questions

Straight answers to what homeowners and property managers ask us most. Don't see yours? Call us. We're happy to talk it through.

Estimates and scheduling

Are estimates free?

Yes. We come out, look at the site, talk through what you want and give you a free estimate. There is no charge and no pressure.

What areas do you serve?

We are based in Richmond and work across Central and Eastern Virginia, from Louisa and Bowling Green to Williamsburg, the Northern Neck and Southside. If your town isn't on our list, call anyway.

How soon can you start?

It depends on the season, the weather and the size of the job. We give you a realistic start window with your estimate and keep you posted if weather moves it.

What time of year can you pave?

Hot-mix asphalt needs warm, dry weather to compact well, so paving runs from spring through late fall. Sealcoating needs dry days above about 50 degrees. Estimates happen year round.

Do you work with businesses and property managers?

Yes. We pave and seal lots for stores, offices, churches, warehouses, HOAs and apartment communities, and we can phase the work or schedule it after hours so the property stays open.

Driveways

Asphalt or concrete for a driveway?

Asphalt and concrete can both work well. Asphalt can often cost less to install and is straightforward to repair or resurface. Concrete offers a different appearance and maintenance schedule. The right choice depends on your budget, drainage, traffic and the care you want to take on.

How long does an asphalt driveway last?

Service life depends on the base, drainage, pavement thickness, traffic, weather and maintenance. There is no single lifespan that fits every driveway. We assess those conditions and explain the care your pavement needs.

Why does the base matter so much?

Asphalt is flexible. It carries weight by spreading it into the stone and soil below. If that base is thin, wet or soft, the surface bends, cracks and breaks no matter how good the asphalt is. A compacted stone base on firm ground is what makes a driveway last.

Can you widen my driveway or add a parking pad?

Yes. Widening, turnarounds, extra parking pads and RV or trailer pads are common additions. If you are repaving at the same time, the new and old areas are paved together for a seamless surface.

Parking lots

Can you keep my business open during the work?

Usually, yes. We work in sections, keep entrances open where we can and schedule early mornings, evenings or overnight when that is what it takes.

Do you restripe and mark accessible spaces?

Yes. After paving or sealcoating we restripe stalls, arrows, stop bars and accessible parking spaces, matching your layout or setting out a new one.

Care and maintenance

When can I drive on new asphalt?

Give a new driveway about three days before driving on it and a week or two before parking heavy vehicles. Lots can usually reopen sooner, once the asphalt has cooled. We give you the exact timing for your job.

Why does new asphalt scuff so easily?

Fresh asphalt stays soft for a while, especially in summer heat. Turning the steering wheel while the car isn't moving, kickstands and trailer jacks can leave marks. Most scuffs fade as the surface hardens over the first year.

Do I need sealcoating, resurfacing or a new driveway?

Color alone does not decide the treatment. Structurally sound asphalt may benefit from sealcoating. Surface wear may call for resurfacing or an overlay, while sinking, potholes and connected cracks need closer inspection for pavement or base failure. We check the cause before recommending the work.

How should I get ready for paving day?

Move vehicles out of the work area, keep kids and pets inside, and point out sprinkler lines, lighting wires or anything else buried in the yard. When a job involves digging, public utility lines are marked through Virginia 811 before work starts.
