Asphalt Resurfacing in Virginia

If the base is solid but the surface is worn, rough or cracked, you may not need a full replacement. Resurfacing removes the tired top layer and replaces it with new asphalt.

About asphalt resurfacing

A new surface at the same height

Resurfacing, often called mill and fill, grinds off the top of the old pavement with a milling machine and lays a new surface in its place. Because the finished height stays the same, curbs, drains, doorways and garage slabs still line up.

It costs less than tearing out and rebuilding, and it works when the problems are on top. Where we find soft spots in the base along the way, we dig them out and repair them before the new layer goes down.

What's included

  • A check for base problems first
  • Milling of the worn surface
  • Repair of any soft or failed areas
  • Tack coat to bond the new layer
  • New asphalt surface, compacted smooth
  • Restriping when it's a lot

The job, step by step

How asphalt resurfacing works

  1. 01

    Check the base

We confirm the base is sound and mark any spots that need repair.

A milling machine removes the worn top layer and the millings are hauled off.

  3. 03

Repairs are made and a tack coat is sprayed so the new layer bonds.

  4. 04

    Pave

New asphalt goes down at the original height and is rolled smooth.

Questions

Asphalt Resurfacing FAQ

More questions
What's the difference between resurfacing and an overlay?

Resurfacing removes the top layer before paving, so the height stays the same. An overlay adds a new layer on top of what is there. Resurfacing is the better choice where curbs, drains or doorways can't be raised.

Will the cracks come back?

Cracks caused by surface aging go away with the old layer. Cracks caused by a failed base will return unless that base is repaired, which is why we check first.

Is resurfacing cheaper than replacement?

Usually, because the base stays in place. The savings depend on how much base repair the job turns up.
